I cannot speak highly enough of Joyti's skills as a negotiator. She served as the broker on the purchase of my 3rd house and the selling agent on the sale of my 2nd house. In both cases, she knocked the transaction out of the park. Briefly, on the purchase, she advised offering list price despite the home's being a way under-market foreclosure at the beginning of the "crisis" -- July 2008. Without her, we'd have surely offered more. Then, after getting the inspection report, she suggested we invest time and money in 3 more specific inspections. Ugh, we thought. Can't we just be done with this, it's already a great deal. Still, we took her advice, and after sending her the estimates we received from an engineer, a chimney expert and an asbestos removal company, despite our purchase agreement being stamped "AS IS - WITHOUT REPAIRS" on every page, she got the purchase price knocked down from our offer of $499k to $479k. Was an extra week of scheduling and paying @ $500 for more inspections worth $20k off the price? Duh! On the sale of our old house, she told me what I needed to do to get "top dollar," then suggested I ask something less than that -- a mere $545. Sure enough, she listed it on a Friday and we had 15 offers on Tuesday. She orchestrated the bidding and even convinced me that I should require a bid be over asking (when that didn't seem fair to me). I did it Joyti's way and sold the house in 10 days for $585, $40 over asking and, did I mention, this was in the heart of the crisis - Fall 2010 - when no one could get a mortgage, houses were a dime a dozen in my Glendale neighborhood, and nothing was selling? In that environment, Joyti created a bidding war for my house! Obviously, I won't think about using anybody but Joyti the next time I go to buy and sell. . .
